42. Do Some Renter-Friendly Rehab

For many of you out there, you’re living in an apartment or rented house. This means that you’re limited as to how many changes you can make to your space without losing your security deposit. Don’t worry, though. There are a lot of things you can do to your space without damaging it. For example, you can use peel-and-stick tiles in your bathroom that are removable. And even if a project is permanent, sometimes you can simply ask your landlord’s permission to do a project, and they may say “yes” if you’re lucky.

41. Identify Your “Pain Points”

Before you sell your home or move to a new apartment, get together with your partner and make a list of what you would love to have in a “dream home”. Also make a list of the things that bother you in your current space, or non-negotiables about conditions you would never want to live in. Once you have this list, ask yourself if any of the pain points can be fixed. Is it really necessary to move? Or can changes be made that would convince you to stay?

This process is done on the HGTV show “Love it or List It”. After a rehab project that fixes their pain points, many couples choose to stay in their home rather than sell it. 40. Build a Fence

Sometimes, you can hate your outdoor space because you don’t feel like you have any privacy. It’s hard to enjoy life when your nosy neighbors are staring at you. This happens if there seems to be no boundary between your property and the neighbors. And even if there is some sort of boundary like a chain link fence, there is still a lack of privacy. So you should consider building a privacy fence.

Keep in mind that privacy fences can cost thousands of dollars. Sometimes, a cheaper and more eco-friendly alternative would be to plant large privacy trees, like pine or arborvitae. However, even the plants can cost hundreds or even over $1,000 depending on how many you need to buy in order to get the amount of privacy you want. 39. Install New Lighting

Good lighting is absolutely everything. It can completely change your mood when you walk into a room. And it even affects your selfie game! Natural light is always the best. So if you can start opening your curtains and letting in more sunlight, that would be best. But if you don’t have many windows, or it’s still dark at night, you need to fix your lighting.

Sometimes, it’s as easy as changing the lightbulbs. Other times you should buy new lamps or change your entire light fixture. If possible, hire an electrician to install a dimmer and a new chandelier. This way, you have the option between a bright or dimly lit room. Once the lighting has changed, you should immediately notice a change in the mood, and it might make you want to stay in your house a bit longer. (via Home Depot)

38. Give Your Rooms a Fresh Coat of Paint

Sometimes, a fresh coat of paint is all you need to feel like a room is brand new. Typically, the lighter the color, the bigger the room feels. It can also help with your mood if you walk into a room with neutral colors like white or beige. Of course, you can choose any paint color you want. But if you want to pick something bold and dramatic, try doing an accent wall before you commit to an entire room.

If you’re renting, keep in mind that your landlord probably has rules about paint colors. Just make sure you are able to paint it back to the appropriate color before your lease is up. 37. Pressure Wash the House

Over time, the outside of a house will get dirty. Green algae can build up, or general dirt and grime with discolor a house over the years. Some people let it go for so long, they practically forget what it looked like before, and overlook the fact that it looks really bad. This can be remedied by simply renting a pressure washer from your local hardware store like Lowes or Home Depot. Once you wash down a house, it looks practically brand new.

Before you go about pressure washing a house, look at some video tutorials online. Never point the pressure washer at another person, because it’s so powerful, it can cause injury. All in all, it’s a really affordable way to make your exterior siding look brand new. (via Lowes)

36. Paint the Exterior Siding

If power washing doesn’t do the trick, you may need to go the extra step to paint or even replace the exterior siding on your house. This is not cheap, and you may need to hire a professional if you’re thinking about replacing it. But the good news is that you can often replace it piece-by-piece, so you may be able to fix a few damaged pieces and leave the rest intact.

According to A1 Everlast, exterior siding should last between 20 to 40 years. So if you need to replace it, you’re really putting in a good investment into your home. 35. Rehab the Kitchen

One of the biggest things on everyone’s dream home list is to have a brand new kitchen. It’s also one of the most expensive things you can do. And unfortunately, it doesn’t really add enough home value to make up for the cost. According to USA Cabinet Store, “So far, the industry’s standard ROI for mid-range kitchen makeover falls between 50% to 60% of your overall budget for remodeling. For instance, if you spent $69,000 redoing your kitchen, then you can expect to recoup around $34,500 to $41,400.”

With that being said, a lot of people find a deep sense of satisfaction in remodeling their kitchen. After all, the kitchen is the heart of the home for a lot of people. 34. Buy New Furniture

At the end of the day, a room is just four walls. It really matters more what you put into it. And if your furniture is old and outdated, that could be at the core of why you’re unhappy with your living space. Buying new furniture could be the key to wanting to keep your home instead of selling it. New furniture doesn’t have to cost a fortune, either. You can search thrift stores, or go online with Facebook Marketplace. There might even be a good deal at a yard sale if your neighbors are moving.

Another option would be to paint or reupholster your existing furniture. This can cost a lot of money if you hire a professional. At that point, you might as well buy a new couch. 33. Create an Outdoor Living Space

If you have a backyard, or even an apartment balcony, this could be an opportunity for you to have a comfortable outdoor living space. 32. Re-Arrange Your Rooms

Sometimes, you feel uncomfortable in a space because it wasn’t well thought-out. Maybe you feel cramped, or there is just an awkward room in the house that doesn’t feel right. Some homes even have a room that ends up becoming a dumping ground for storage, even though its original purpose was completely different. Ask yourself if it’s possible to re-arrange your rooms for different purposes. Maybe turn a second bedroom into a home office, or vice versa.

A master bedroom suite costs about $21,000–$63,000 on average, depending on the size and extent of the addition.” They also say that it adds enough value to the home that you will recuperate 53% of the cost. Tired of paying huge electricity bills every month? It’s actually more affordable to install solar panels than you might think. 13. Give Your Basement a Makeover

For those of you out there who are lucky enough to have a cement basement (instead of a dirt crawl space) that means you have the option of giving it a makeover. 12. Build a Man Cave or a She Shed

Sometimes, all you need to feel happier in your home is a place to call your own. That’s why so many people will build a “man cave” or a “she shed”. 11. Swap Out Faucets 

Similar to swapping out your knobs, getting new faucets will make a huge difference. Check out the faucets you currently have in your bathroom and kitchen. Do they have tiny rust spots? They’re so small, you might not notice with the naked eye. But even if it goes unnoticed on a daily basis, your guests will probably see it. And it gives you this subconscious vibe of disgust when you go to wash your hands.

For those of you who own a house, you may be considering if you should sell it or not. But if you have a backyard, consider building a guest house to bring in some extra income. 9. Install Wainscoting

6. Add More Kitchen Storage

Having a small kitchen is a deal breaker for a lot of people, especially if they love to cook. So it’s understandable if your kitchen is the reason why you want to move to a new house. We have already suggested giving your kitchen a total makeover, or buying a kitchen island. But both of those options cost thousands of dollars. A much cheaper option is to purchase additional storage. It’s possible to buy extra cabinets to hang in your kitchen that match the rest of what you already own.

If you’re renting, you can’t install new cabinets or do major renovations. But you can still purchase storage like a rolling cart, or hang shelves on the walls. At the end of the day, good organization trumps having a larger kitchen space to put all of your stuff.
